Before recommending a property, we look at the factors that can make a real difference to safety, convenience, livability and long-term value.
That is why we introduced the MetroBuzz Certified Property.
A MetroBuzz Certified Property is a property that has undergone our internal screening process covering documentary/legal checks, location quality, accessibility, neighbourhood essentials and everyday convenience based on the information and site conditions available at the time of assessment.

01 — LEGAL & DOCUMENT CHECK
We review the key available property documents to identify obvious concerns before recommending a property.
Depending on the property type, checks may include ownership/title documents, encumbrance records, property tax records, RERA details and relevant approvals.
MetroBuzz certification is an internal screening and does not replace independent legal verification by a qualified property lawyer.
02 — LOCATION CHECK
A good property starts with a good location.
We assess the surrounding area for factors such as:
Connectivity
Accessibility from major roads, important junctions and nearby employment or commercial areas.
Road Access
Whether the approach road is properly formed, reasonably accessible and suitable for regular use.
Neighbourhood Quality
The surrounding residential, commercial and development environment.
Future Potential
Development activity, infrastructure improvements and overall marketability may also be considered where reliable information is available.
03 — EVERYDAY ESSENTIALS
A property may look attractive on paper, but everyday convenience matters.
As part of our screening, we look at the availability and proximity of essential services such as:
Supermarkets & Grocery Stores
Can residents access everyday groceries without travelling long distances?
Hospitals & Clinics
Are healthcare facilities reasonably accessible from the property?
Schools & Educational Institutions
Where relevant, we consider nearby educational options.
Public Transport
Accessibility to bus stops, major transport routes and other public-transport options.
Food & Quick Commerce
We may check whether services such as Zomato, Swiggy, Blinkit, Zepto or other relevant delivery services are available in the area.
Daily Convenience
Pharmacies, fuel stations, ATMs, restaurants and other frequently required services may also be considered.
Availability of delivery apps and services can change by area and over time. Such checks are indicative and reflect availability observed at the time of assessment.
04 — SITE & ACCESSIBILITY CHECK
We don't believe in evaluating a property only through photographs.
Where applicable, our assessment may include an on-ground review of:
Approach road
Road condition and accessibility
Surrounding development
Immediate neighbourhood
Entry and exit access
Visible site conditions
Nearby amenities
General liveability factors
Location photographs and observations
Our objective is simple:
Does the property make sense in the real world — not just on a brochure?
05 — LIVEABILITY & CONVENIENCE
A property should fit into your daily life.
We consider practical questions such as:
Can you reach the main road easily?
Can you get groceries nearby?
Is healthcare accessible?
Can you order food or essentials?
Is public transport reasonably convenient?
Is the neighbourhood developed enough for everyday living?
These may seem like small questions.
But over time, they become a major part of the property experience.
